Getting Roof Insulation Right in Our New Coorparoo Build

We'd been dreaming about a new home in Coorparoo for a long time. After years of renting a draughty older unit, we finally had the opportunity to build from scratch — and that meant making deliberate choices about every element of the home, including insulation. My partner and I did a lot of research before breaking ground. Insulation Brisbane came up again and again as a factor that separates genuinely comfortable homes from expensive ones that still feel miserable in February.

My name is Phil and we built a four-bedroom home in Coorparoo as an owner-builder project, which meant I was more involved in specifying every trade than most people would normally be. When it came to insulation, I wanted more than just meeting minimum code — I wanted to get the roof insulation system right, particularly the foil barrier layer that most builders treat as an afterthought.

Understanding the Problem Before It Became One

Queensland's climate sits in a zone where radiant heat through the roof is one of the most significant contributors to indoor overheating. A friend who is an architect explained it clearly: the biggest thermal load in a Brisbane home during summer comes from the sun heating the roof surface, and that heat radiating downward into the living space. Without a proper foil insulation system in the roof, you're fighting a losing battle with your air conditioning regardless of how well you've insulated the ceiling.

I'd done enough reading to understand that the combination of reflective foil insulation installed on the roof rafters and high-R-value ceiling batts is far more effective than either product alone. What I needed was a Brisbane insulation specialist who could verify this approach was right for our specific roof design — a skillion roof with a combination of insulated and uninsulated bays — and execute it properly.

Finding the right contractor took a few calls. Some companies I contacted seemed to focus on volume work for project builders and weren't particularly interested in thinking through a custom solution. Pro-Fit Insulation was different from the first conversation.

How Pro-Fit Insulation Responded

When I first called Pro-Fit Insulation and explained our situation — a new build with a mixed skillion and flat ceiling layout, specific thermal performance goals, and a tight framing schedule — they engaged with genuine interest. They asked the right questions about the roof framing, the orientation of the house, and what our climate comfort priorities were.

Pro-Fit Insulation recommended a dual-layer approach for our roof: sarking-style reflective foil insulation installed directly under the roof cladding, followed by R4.0 ceiling batts installed once the ceiling was ready. They explained the reasoning clearly — the foil layer blocks radiant heat before it reaches the ceiling space, reducing the temperature that the batts then need to manage. Together, the system performs significantly better than batts alone.

What set Pro-Fit Insulation apart was the detailed, site-specific planning. They visited during framing to map out the bays, flag any structural penetrations that needed sealing, and brief their team before installation day. Nothing was left to chance on the day.

The Solution and the Outcome

The foil installation went in flawlessly during the framing stage, with clean, lapped joins and proper taping at penetrations. The ceiling batts followed shortly after in coordination with our ceiling installer. The whole insulation system was completed within the build schedule without a single delay.

Living in the home now for over a year, I can say with confidence the thermal performance is excellent. The Coorparoo summers are genuinely manageable. The house doesn't heat up through the roof the way our old rental did, and when we do run the air conditioning it reaches set temperature quickly and holds it without cycling constantly. Our energy bills have been far more reasonable than I expected from a four-bedroom home.

We've had friends who built around the same time in nearby Greenslopes comment that their homes feel much hotter than ours on a comparable day. When I mention we used Pro-Fit Insulation and specified the foil system, the conversation usually gets pretty interesting. It turns out a lot of new builds are still going in without it.

What I'd Say to Anyone Specifying a New Brisbane Build

If you're building a new home in Brisbane and you're not specifying a reflective foil layer under your roof cladding in addition to ceiling insulation, ask your builder why not. The cost difference is minimal at construction stage, but the thermal benefit is significant for the life of the home. Getting the insulation system right before walls go up is always easier and cheaper than retrofitting later.

Pro-Fit Insulation brought real expertise to our Coorparoo build and made the insulation side of our project genuinely smooth. If you're in Brisbane's inner south — Coorparoo, Greenslopes, Annerley, Holland Park — and you want an insulation Brisbane specialist who can work with your build schedule and spec the right system from the start, call Pro-Fit Insulation. They know what they're doing.
